THERE ARE MORE real estate agents in some areas of Hong Kong than there were at the peak of the 1997 boom, according to the winning team at Ricacorp Properties.
'Competition is higher,' said DSA winner Tiona Li Suk-ling, senior manager of the Happy Valley branch, adding that a key to successful sales was listening to a client's requirements.
'Don't show clients garbage ... if they want a sea view, don't show them a mountain view. It is wasting their time,' she said.
Property prices in her area would rise 15 per cent to 20 per cent by the end of the year, she said, hoping to continue her record of being among the company's top salespeople each year.
'Every time I complete a deal or my staff put through a deal, I feel happy. It's a good pay-off for a hard day's work. Also being better than the competition is a good motivator for me as there are so many sales agents in this area.'
Ms Li said selling property was different to marketing other products because each apartment was unique in some way, unlike a factory-made item where one example was the same as the next on the production line.
